SWFL LIFESTYLE, COMPARED · UPDATED SEPTEMBER 2026

Which Southwest Florida town fits the way you want to live?

By AJ & Courtney Ackerman, LPT Realty · Cape Coral, Fort Myers, Estero, Bonita Springs, Naples, Punta Gorda and Babcock Ranch

Start with how you want to spend a Saturday, then pick the town. For a walkable downtown with theater and riverfront dining, look at Fort Myers or Naples. If being close to the beach matters most, Naples, Bonita Springs and Estero are the closest of these seven. Estero puts you near the airport, the big shopping centers and the university. Cape Coral gives you the most single-family homes to choose from, and Punta Gorda is a small harbor city with its own airport. Babcock Ranch is a newer, inland, solar-powered town built around trails and a town center. You don’t have to live on the water to enjoy it here; most of these towns have waterfront parks, dining and beaches a short drive away.

If you want…

  • A walkable downtown with dining and the arts: Naples (Fifth Avenue South, Third Street South) or Fort Myers (the River District). Punta Gorda has a smaller downtown on the harbor.

  • The beach close by: Naples, Bonita Springs and Estero.

  • Shopping, the airport and the university nearby: Estero.

  • The most homes to choose from: Cape Coral.

  • Spring training, theater and history: Fort Myers.

  • A newer town built around trails, with no water view required: Babcock Ranch.

  • Your own small airport, with Allegiant flights: Punta Gorda.

What homes cost, September 2026

  • Cape Coral: $380,000 median sale price (399 sales)

  • Babcock Ranch: $440,000 median sale price (22 sales)

  • Estero: $636,250 median sale price (60 sales)

  • Punta Gorda (metro): $369,972 median listing price, July 2026

Single-family homes closed in September 2026, all homes (waterfront and not). Source: Florida Gulf Coast MLS (FGCMLS); data deemed reliable but not guaranteed. “Fort Myers” and “Naples” are MLS cities and include addresses outside city limits; Babcock Ranch is the Babcock Ranch MLS area. We’re not on the Charlotte County MLS, so Punta Gorda is Realtor.com’s median listing price for the Punta Gorda metro (all of Charlotte County, homes and condos) (FRED). One month’s median can swing; use these to compare towns, not to price a house.

How big is each town?

  • Fort Myers: about 101,581 residents on 39.84 square miles (incorporated city)

  • Estero: about 38,365 residents on 24.35 square miles (incorporated village)

  • Bonita Springs: about 57,634 residents on 38.42 square miles (incorporated city)

  • Naples: about 20,114 residents on 12.3 square miles (incorporated city)

Town by town

Cape Coral

A big, spread-out city of single-family homes and canals, with its dining and nightlife along the water.

  • Dining by the water: Cape Harbour and Tarpon Point Marina on the Caloosahatchee are the city’s waterfront dining spots (Visit Fort Myers). South Cape, the city’s original downtown, has more than 60 restaurants (City of Cape Coral).

  • Parks and nature: Four Mile Cove Ecological Preserve (365 acres, with a 1.2-mile mangrove boardwalk), Rotary Park Environmental Center and its February Burrowing Owl Festival, and Sirenia Vista Park for manatee viewing (City of Cape Coral).

  • Things to do: Sun Splash Family Waterpark, the Cape Coral Art Center, a Saturday farmers market, and events from the Cape Coral Art Festival to the Holiday Boat-a-Long (Visit Fort Myers).

  • Beaches: the city’s own beach is the Yacht Club beach on the river, which reopened after Hurricane Ian with limited amenities (Visit Fort Myers). For the Gulf, most people head over the bridges to Fort Myers Beach or Sanibel.

  • Healthcare: Cape Coral Hospital (Lee Health, 303 beds) (Lee Health).

  • Water: more than 400 miles of canals (City of Cape Coral). Boating is covered on our waterfront comparison.

Fort Myers

The region’s historic downtown and county seat, with the most arts, culture and spring baseball.

  • Downtown River District: First Street shops and restaurants, the Sidney & Berne Davis Art Center, Florida Repertory Theatre and riverfront dining (Visit Fort Myers).

  • History and the arts: the Edison & Ford Winter Estates on McGregor Boulevard (Edison & Ford) and the Broadway series at Barbara B. Mann Performing Arts Hall (Visit Fort Myers).

  • Spring training: the Boston Red Sox at JetBlue Park and the Minnesota Twins at Hammond Stadium (Lee County).

  • Parks and nature: Six Mile Cypress Slough Preserve, more than 3,500 acres with a 1.2-mile boardwalk (Lee County), and Lakes Park, 279 acres with trails and a fragrance garden (Lee County).

  • Shopping: Bell Tower and Gulf Coast Town Center (Visit Fort Myers).

  • Healthcare and travel: Lee Memorial, Gulf Coast Medical Center and HealthPark Medical Center (Lee Health), and Southwest Florida International Airport (RSW), with nonstop flights across the U.S. and to Canada and Germany (RSW).

  • Beaches: Fort Myers Beach and Sanibel are the closest Gulf beaches; how long it takes depends a lot on which side of town you live on.

Estero

A newer village (incorporated in 2014) built around shopping, the arena, the university and the airport.

  • Shopping and dining: Coconut Point, with 100-plus shops, about 25 restaurants and a movie theater, and Miromar Outlets, with 140-plus stores around a lake (Visit Fort Myers).

  • Sports and events: Hertz Arena, home of the Florida Everblades hockey team (Hertz Arena). Florida Gulf Coast University borders the village.

  • Parks and history: Koreshan State Park, a National Historic District with trails and paddling on the Estero River (Florida State Parks).

  • Beaches: Lovers Key State Park, about two miles of beach on barrier islands just to the southwest (Florida State Parks).

  • Getting around: the village says RSW is less than five miles to the north (Village of Estero).

  • Homes: mostly master-planned, golf and lake communities, so HOA fees and amenities are a big part of the decision here.

Bonita Springs

A small, riverside downtown with arts and events, and some of the best beach access in Lee County.

  • Downtown: Riverside Park on the Imperial River, with a bandshell, artist cottages and most of the city’s festivals and outdoor movies, plus Everglades Wonder Gardens, a botanical garden and wildlife sanctuary since 1936 (City of Bonita Springs).

  • Beaches: Bonita Beach, Barefoot Beach Preserve, about 342 acres on one of the last undeveloped barrier islands on this coast (Collier County Parks), and Lovers Key State Park, which is inside city limits.

  • Arts: the Center for the Arts Bonita Springs (City of Bonita Springs).

  • Location: between Estero and Naples, so Coconut Point, Miromar Outlets, Naples dining and RSW are all nearby.

  • Homes: everything from older neighborhoods near downtown to gated golf communities.

Naples

Upscale and polished, with the most walkable dining district on this list and miles of city beaches.

  • Downtown: Fifth Avenue South (a mile of restaurants, galleries and boutiques running toward the beach) and Third Street South (independent shops, outdoor dining and a seasonal Saturday farmers market). A city height limit keeps downtown commercial buildings to three stories (Naples, Marco Island, Everglades CVB, City of Naples).

  • Beaches: nearly nine miles of city coastline with about 40 public beach accesses (City of Naples). The Naples Pier is being rebuilt after Hurricane Ian (City of Naples).

  • Arts: Artis—Naples, home of the Naples Philharmonic and The Baker Museum (Artis—Naples).

  • Nature: the Naples Botanical Garden (Naples Botanical Garden), and Corkscrew Swamp Sanctuary, with a 2.25-mile boardwalk through old-growth cypress (Audubon).

  • Shopping: Waterside Shops, anchored by Saks Fifth Avenue (Waterside Shops), plus the downtown districts.

  • Healthcare: NCH Baker and NCH North hospitals (NCH).

  • Note: “Naples” in listings covers much more than the small city itself, including large parts of unincorporated Collier County. Naples is in Collier County.

Punta Gorda

Charlotte County’s only incorporated city: a small, walkable harbor town with its own airport.

  • The harbor: the Harborwalk runs along Charlotte Harbor from Laishley Park to Fishermen’s Village, a waterfront complex of shops, restaurants and a marina (Pure Florida). The city also has about 18 miles of Punta Gorda Pathways for walking and biking (Punta Gorda Chamber).

  • Parks: Gilchrist Park on the harbor, and Ponce de Leon Park, with fishing piers, sunsets and the Peace River Wildlife Center (Punta Gorda Chamber).

  • Events: a Saturday downtown farmers market, a Sunday market at History Park, and the Sullivan Street Craft Festival (Pure Florida).

  • Beaches: no Gulf beach in town. Port Charlotte Beach Park is a bayfront beach, and Englewood Beach is the nearest Gulf beach in the county (Charlotte County).

  • Getting around: Punta Gorda Airport (PGD), just off I-75, with Allegiant nonstops; RSW is about 30 minutes south (Pure Florida).

  • Healthcare: the hospital in Punta Gorda closed after the 2024 hurricanes; the nearest is AdventHealth Port Charlotte, and AdventHealth has announced a new emergency department in Punta Gorda (Fox 4).

Babcock Ranch

A newer, master-planned, solar-powered town on the Charlotte–Lee county line, built around trails and a town center.

  • Town center: Founder’s Square, with Lake House Kitchen & Bar (Gulfshore Business), a general store, coworking at the Hatchery, food truck nights and farmers markets; Publix is in the community (Babcock Ranch).

  • Outdoors: more than 35 miles of trails, with about half the land kept as greenways, parks and lakes next to a 73,000-acre preserve (Babcock Ranch).

  • Solar and storms: two FPL solar plants with about 150 megawatts of capacity (Babcock Ranch). During Hurricane Ian in 2022, the town kept its power, water and internet (CNN via WTOP).

  • Healthcare: an on-site Lee Health / WellWay center for primary care and physical therapy (Babcock Ranch). Hospitals are in Fort Myers and Port Charlotte.

  • Location: inland, roughly half an hour or more to Fort Myers depending on the destination (Business Observer). The Caloosahatchee River is to the south, outside the community, and Babcock Ranch itself has no boating or waterfront access to the Gulf.

  • Fees: the community has its own special district that can levy assessments (Florida Legislature), and neighborhoods have HOAs, so we check the fees for every home.

Frequently asked questions

Which Southwest Florida town is closest to the beach?

Of these seven, Naples (with about nine miles of city coastline), Bonita Springs (Bonita Beach, Barefoot Beach and Lovers Key) and Estero (Lovers Key State Park) are the closest to the Gulf. From Cape Coral and Fort Myers, the usual beaches are Fort Myers Beach and Sanibel. Punta Gorda and Babcock Ranch are farther inland or up the harbor.

Which town has the best downtown?

It depends on what you like. Naples has the most polished dining and shopping streets, Fort Myers’ River District has the most history, theater and nightlife, and Punta Gorda and Bonita Springs have smaller, riverside or harbor downtowns with regular markets and events. Babcock Ranch has a newer town center, Founder’s Square.

Where is closest to the airport?

For Southwest Florida International (RSW), Estero and south Fort Myers, with Estero less than five miles from the airport per the village. Punta Gorda has its own airport (PGD) with Allegiant flights, and RSW is about 30 minutes south.

Is Babcock Ranch on the water?

No. Babcock Ranch is inland. It has lakes, trails and a big preserve next door, and the Caloosahatchee River is to the south outside the community, but there’s no boating or Gulf access within it. If boating matters, see our waterfront comparison.

Which town is least expensive?

Among the MLS areas shown, Cape Coral usually has the lowest median sale price of these towns, and Naples the highest. But medians mix very different homes; the age of the home, the community, its fees and whether it’s on the water move the price more than the town does.

Which areas have the most HOAs?

Estero, Bonita Springs, Naples, south Fort Myers and Babcock Ranch are mostly master-planned, gated or golf communities with HOA fees, and sometimes club memberships or district assessments. Many Cape Coral neighborhoods and parts of Punta Gorda have no HOA. We pull the fees and rules for any home you’re serious about.
