Cape Coral vs. Fort Myers: which is right for you?

By AJ & Courtney Ackerman, LPT Realty · Updated with September 2026 MLS data

It depends on what you want around the house. Cape Coral is one big city of mostly single-family homes, with more than 400 miles of canals. Fort Myers, as most listings use the name, covers the city plus large unincorporated areas to the south, with more master-planned, gated and golf communities. In September 2026, the median single-family home sold for $380,000 in Cape Coral and $449,000 in Fort Myers, so Cape Coral came in about $69,000 lower. Cape Coral had 7 months of supply and Fort Myers had 6.

How they differ

Cape Coral

  • Water everywhere. More than 400 miles of freshwater and saltwater canals, per the City of Cape Coral. In September 2026, Gulf-access homes had a median of $750,000, compared with $330,925 for homes without Gulf access.

  • Mostly single-family homes on a city street grid, and many neighborhoods have no HOA.

  • One city, a big one: about 236,264 residents on 106.02 square miles of land (Census estimate, July 1, 2025).

Fort Myers

  • More community choices: much of south Fort Myers is master-planned, gated or golf communities, with HOA fees and sometimes club memberships.

  • Riverfront and downtown: the Caloosahatchee River, the downtown River District, and Gulf-access communities such as Gulf Harbour.

  • Closer to the airport and I-75 for most addresses, since Southwest Florida International Airport is in the Fort Myers area.

  • The city itself has about 101,581 residents on 39.84 square miles (Census estimate, July 1, 2025), but a Fort Myers mailing address can be well outside city limits.

Frequently asked questions

Is Cape Coral cheaper than Fort Myers?

In September 2026, the median single-family sale price was $380,000 in Cape Coral and $449,000 in Fort Myers. Medians hide a lot, though: in Cape Coral the water (Gulf access, freshwater or none) moves the price most, and in Fort Myers it’s the community, its fees and its amenities.

Which has more homes for sale?

Measured by months of supply, Cape Coral had 7 months and Fort Myers 6 in September 2026.

Which is better for boaters?

Cape Coral, for sheer choice: canal homes are spread across the city, with both Gulf-access and freshwater canals. Fort Myers has fewer boating homes, mostly along the river and in a handful of Gulf-access communities. For any canal home, check how long it takes to reach open water and whether bridges limit your boat’s height.

Does a “Fort Myers” listing mean it’s in the city of Fort Myers?

Not always. Listings use the mailing city, and many Fort Myers addresses are in unincorporated Lee County. That affects things like which government provides services and what your tax bill includes, so we check it for every home.

Which has more HOAs?

Generally Fort Myers, because so much of it is in master-planned communities. Many Cape Coral single-family neighborhoods have no HOA. Either way, we pull the HOA documents and fees for any home you’re serious about.
