WATERFRONT · UPDATED SEPTEMBER 2026
Cape Coral or Punta Gorda: where should you buy on the water?
By AJ & Courtney Ackerman, LPT Realty · Cape Coral numbers updated with September 2026 MLS data
Start in Cape Coral, and look north when the budget doesn’t stretch. Cape Coral has more than 400 miles of canals and the most waterfront choice in our area. In September 2026, the median Gulf-access single-family home there sold for $750,000, compared with $330,925 for homes without Gulf access. When a buyer wants to be on Gulf-access water and the Cape Coral homes in their price range don’t check the boxes, Punta Gorda and Port Charlotte, just north in Charlotte County, are where we look next.
When we send a Cape Coral buyer north
Most of our waterfront buyers end up in Cape Coral, and that’s where we start. We bring Punta Gorda or Port Charlotte into the search when:
The budget and the wish list don’t meet in Cape Coral. The size, condition or water you want costs more on the Cape Coral streets you like than you want to spend.
You want quick access to open water and the Cape Coral homes in your range sit far back in the canal system.
You’re open to a short drive for the right home. Punta Gorda is roughly 30 to 45 minutes from Cape Coral by car, depending on where you start.
If none of those apply, we usually keep the search in Cape Coral. If they do, we look at both and let the homes decide.

Charlotte County homes are listed in a different MLS than ours, so we don’t publish monthly Punta Gorda sales numbers. We pull current listings and recent sales for your budget when you’re ready.

Frequently asked questions
Is Punta Gorda waterfront cheaper than Cape Coral?
Sometimes, but it depends on the street, the water and the house. Across all listings, asking prices in the Punta Gorda metro ran a little below Lee County’s in July 2026 (a $369,972 median listing price vs. $390,000, per Realtor.com). Waterfront prices swing a lot from canal to canal in both places, so we compare specific homes for your budget instead of averages.
Do you help buyers in Punta Gorda and Port Charlotte?
Yes. Most of our buyers start in Cape Coral, and when Charlotte County fits better we help them buy there too. We’re AJ & Courtney Ackerman with LPT Realty, based in Lee County.
How far is Punta Gorda from Cape Coral?
Roughly 30 to 45 minutes by car, depending on where in Cape Coral you start. By boat, it depends on where each canal lets out, so we check the route for any home you’re serious about.
What should I check on any canal home, in either city?
How long it takes to reach open water and whether bridges limit your boat’s height; the seawall, dock and lift condition; the flood zone and the home’s elevation; its age and roof; and insurance quotes before you write an offer. Both areas have taken storm surge in recent hurricanes, so elevation and how the home was built matter on both sides of the county line.
Is Cape Coral still a good place to look for waterfront?
Yes. It has more than 400 miles of freshwater and saltwater canals, according to the City of Cape Coral, and the Chiquita boat lock in southwest Cape Coral was removed in July 2025. In September 2026, all Cape Coral single-family homes had 7 months of supply, so buyers there have choices.
