WATERFRONT · UPDATED OCTOBER 2026

Where should boaters buy in Southwest Florida?

By AJ & Courtney Ackerman, LPT Realty · Gulf-access sales from October 2025 through September 2026

Pick the water first, then the town. If you want the most choice and a reasonable price, Cape Coral has the deepest supply of Gulf-access homes in the region: 1,099 sold in the last 12 months at a $730,000 median. If you want to be minutes from open water, look at the islands: Fort Myers Beach, Sanibel, Pine Island and Marco Island. Naples is the luxury end (a $3,475,000 Gulf-access median), and North Fort Myers and Pine Island’s Matlacha are where Gulf access costs least. Charlotte Harbor, around Punta Gorda, is the option to the north.

  • Sanibel: $1,475,000 median, 69 sales

The water, area by area

Cape Coral

More than 400 miles of canals (City of Cape Coral), with Gulf-access canals feeding the Caloosahatchee River, Matlacha Pass and Pine Island Sound. Time to open water ranges from minutes to the better part of an hour depending on the canal, and some routes pass under bridges. The Chiquita boat lock in southwest Cape Coral was removed in July 2025 (SCCF). Freshwater-canal homes cost far less: a $445,000 median over the same 12 months.

Fort Myers

Boating here means the Caloosahatchee River: riverfront homes, downtown marinas and Gulf-access communities such as Gulf Harbour closer to the mouth. The farther upriver, the longer the run to San Carlos Bay and the Gulf.

North Fort Myers

Canal and river homes on the north side of the Caloosahatchee. The lowest Gulf-access median on this list, with longer runs to open water from many streets.

The islands: Fort Myers Beach, Sanibel, Pine Island

The shortest trips to the Gulf, Pine Island Sound and the backcountry. Island living also means bridges and causeways for every errand, higher exposure to storm surge, and fewer homes to choose from.

Bonita Springs and Estero

The water here is Estero Bay, Florida’s first aquatic preserve (1966). It’s shallow, and depth can be limited outside marked channels (Florida Aquatic Preserves), so draft matters. Most Gulf-access homes are in Bonita Springs; Estero had only 6 Gulf-access single-family sales in 12 months, so its median isn’t meaningful.

Naples and Marco Island

Naples Bay connects to the Gulf through Gordon Pass (City of Naples), and the bay-side neighborhoods are the most expensive waterfront on this list. Marco Island offers canal homes with quick Gulf access at roughly half the Naples median. Both are in Collier County.

Punta Gorda and Port Charlotte

Canal neighborhoods on Charlotte Harbor, the region’s big, protected sportfishing water (11 miles wide at its widest, per Florida Aquatic Preserves). We’re not on the Charlotte County MLS, so there are no sales numbers here; see Cape Coral or Punta Gorda for waterfront?

Frequently asked questions

Where can I keep a sailboat?

Anywhere the route from your dock to open water has no fixed bridges lower than your mast, and enough depth for your keel. Listings often say “sailboat access” or “no bridges,” but we verify the route for every home, because one low bridge changes everything.

What’s the difference between Gulf access and a freshwater canal?

Gulf-access canals connect to salt water and the Gulf; freshwater canals don’t, so they’re for kayaks, small boats and the view. In Cape Coral, the Gulf-access median was $730,000 over the last 12 months, compared with $445,000 for freshwater-canal homes.

Where is Gulf access least expensive?

Of the areas here, North Fort Myers ($419,500 median) and Matlacha on Pine Island ($480,000) had the lowest Gulf-access medians over the last 12 months, followed by St. James City and Fort Myers. Cheaper usually means a longer run to open water, an older home, or both.

Why does Estero have so few Gulf-access homes?

Most of Estero’s homes are in golf and lake communities, and its water is the shallow Estero Bay. Only 6 Gulf-access single-family homes sold there in 12 months. Boaters who like the Estero area usually look at Bonita Springs or Fort Myers Beach.

What should I check on any waterfront home?

The route and time to open water; bridge heights and water depth along it; the seawall, dock and lift (age, condition, permits); the flood zone and elevation; and insurance quotes before you write an offer. Waterfront homes across the region have taken storm surge in recent hurricanes, so how and when the home was built matters.
