Babcock Ranch is a newer master-planned small town just north of the Lee County line. It's powered by one of the largest solar-plus-battery systems in the country and designed around parks, trails, a lake and a walkable town center with a vibrant social life.

Living here
Built for the future. A 150-megawatt solar field with battery storage, fiber internet included in the HOA fees, and every home pre-wired for EV charging.
Built to weather storms. Babcock Ranch came through Hurricane Ian in 2022 without losing power.
Outdoor living. Trails, parks, a lake and native landscaping throughout. The planned trail system is eventually expected to span ~50 miles. The whole city is designed around getting outside and enjoying a more "old fashioned Florida" active lifestyle. Unlike the rest of SWFL, this isn't a waterfront boating community. While there are some lakes and places you can kayak/fish, you won't be able to dock your boat in your backyard here.
A real town center. Restaurants, shops and events keep the social calendar full. You really don't need to "leave the neighborhood" to fully enjoy life in Babcock Ranch, just hop in your golf cart and head into town!
Neighborhoods & home types
Something for every stage of life. Neighborhoods range from affordable starter homes and multi-family homes to million-dollar luxury neighborhoods and everything in-between.
Golf. A private championship golf community is part of the town; golfers have their choice of Babcock National, which is a whole gated, upscale resort-style and golf-centric community. The course is open to the public to play but membership is limited to residents in Babcock National. Webb's Reserve is a newer golf community inside Babcock Ranch. This community is still under construction as of September 2026 so buyers wanting semi-custom or brand new golf living will want to check this out.
55+. Babcock Ranch also has two 55+ neighborhoods, Regency at Babcock Ranch offers amenity rich social living and Alta Key brings a 99-year land lease model to the table rather than conventional land ownership.
Things to know
New construction. Much of Babcock Ranch is new construction from several builders, and resales are also available. We can help with both, including representing you with the builder.
Community fees vary by neighborhood. We'll compare the total monthly cost for you, including HOA and any district fees.
Growing town. The community is still being built out, with many more homes and amenities planned.

Buyer questions
What will I pay beyond property taxes?
Babcock Ranch is served by the Babcock Ranch Community Independent Special District. It provides water, sewer and irrigation and maintains amenities. Its assessments appear on the property tax bill, so ask for a home's current total tax bill, not just the millage. Homeowner association fees are separate.
Does the solar power mean no electric bill?
No. Homes are on the regular FPL grid and draw from it at night. FPL's solar plants beside the town feed that grid.
How did Babcock Ranch do in Hurricane Ian?
The developer reports the town kept power, water and internet during Ian in 2022, with minimal damage. It credits underground utilities and streets designed to hold water so homes stay dry.
Is Babcock Ranch in a flood zone?
Check each address on Charlotte County's flood zone lookup. The county's current flood maps took effect in December 2022.
How far is the airport?
Punta Gorda Airport (PGD) is about 16 miles away as the crow flies, and Southwest Florida International (RSW) is located just off I-75 in Fort Myers.
