A Harbor Town With Room to Breathe

Living here

  • Built for sailors. Most of the Punta Gorda Isles canal system has deep, wide canals with no fixed bridges, so you can take a sailboat from your backyard straight to the harbor.

  • The Harborwalk. A walking and biking path runs about three miles along the water, from Laishley Park to Fishermen's Village, with parks, murals, restaurants and live music along the way.

  • Downtown on the water. Gilchrist Park, the Laishley Park Municipal Marina and Fishermen's Village keep the waterfront busy year-round.

  • Close to Lee County. Punta Gorda is a short drive north of Cape Coral and Fort Myers on I-75.

Neighborhoods & home types

  • Punta Gorda Isles and Burnt Store Isles: canal-front homes, many with sailboat access to Charlotte Harbor. These areas are attractive to homebuyers who want a little more home or better water access for less money than in Lee County.

  • Historic downtown: older homes and condos near the Harborwalk and the harbor.

  • Typical homes: single-family canal and pool homes, villas and waterfront condos.

Things to know

  • Canal maintenance. Many canal-front homes are in city canal maintenance districts, which carry their own assessment. Ask about it when you compare homes.

  • Flood zones and insurance vary between canal, harbor and inland homes.

Buyer questions

Is Punta Gorda in a flood zone?

Much of the city near the harbor and canals is, so check each address on Charlotte County's flood zone lookup. The county's current flood maps took effect in December 2022 and added a "Coastal A" zone with stricter building standards. The city's Class 5 rating in FEMA's Community Rating System gives flood policies a 25% discount.

What are property taxes like?

The city's 2025 total is about 15.3 to 16.1 mills, depending on the district, or $15.30 to $16.10 per $1,000 of taxable value. Charlotte County gives a 4% discount for paying in November. If it's your primary home, the homestead exemption can cut taxable value by about $50,000, and Save Our Homes caps yearly increases in assessed value at 3%. A statewide amendment on the November 2026 ballot could raise the homestead exemption.

Who provides water and sewer?

The City of Punta Gorda runs its own water and wastewater utility.

How far are the beach and the airport?

The nearest Gulf beaches are Englewood Beach and Stump Pass Beach State Park, west of the harbor. Punta Gorda Airport (PGD), with Allegiant and Sun Country flights to more than 50 cities, is about 3 miles from downtown as the crow flies. Southwest Florida International (RSW) is located just off I-75 in Fort Myers.
