Waterfront Is Winning: Gulf-Access Prices Up 11% From Last July

In July 2026, Gulf-access homes sold for a median of $721,500, up 11% from a year ago, while inland homes came in at $375,000. 953 single-family homes closed across our five Lee County areas, up 8% from a year earlier. With 5 to 7 months of supply, buyers have real choices, and well-priced homes are still closing at 96–98% of asking.
