In February 2025, Gulf-access homes sold for a median of $735,000, down 15% from a year ago, while inland homes held steady at $390,000. 741 single-family homes closed across our five Lee County areas, down 7% from a year earlier. With 10 to 13 months of supply, buyers have real choices, and well-priced homes are still closing at 94–98% of asking.
