Gulf-Access Prices Dip 14%: A Window for Waterfront Buyers

In April 2025, Gulf-access homes sold for a median of $690,000, down 14% from a year ago, while inland homes came in at $375,000. 1,080 single-family homes closed across our five Lee County areas, down 1% from a year earlier. With 6 to 9 months of supply, buyers have real choices, and well-priced homes are still closing at 96–98% of asking.
